While August saw a slight dip in home resales compared to July, the market remains active and healthy. With year-to-date performance still strong, 2025 is on track to become our best year for home resales since we began tracking.

Inventory Accuracy
Our database is now reflecting a more realistic number of listings. However, because not all agencies are participating in the same MLS, we believe the total inventory remains underrepresented.

 MLS System Transition
AMPI San Miguel continues to navigate its MLS system transition—still weighing whether to proceed with the new platform or revert to the previous one. Despite ongoing inconsistencies, Realty San Miguel has proactively reviewed and corrected hundreds of property records in our own database to ensure the listings on our site are as accurate as possible. In fact, we’ve identified and added 100 new homes for sale that were not listed last month. 

Both the MLS team and our internal staff are working diligently to resolve these issues. We remain committed to manually verifying property data to maintain listing integrity.

While we’re seeing steady improvements each week, it may take another couple of months before the system is fully stabilized. 

The year-over-year increase in resales confirms what we already know: San Miguel remains one of the most desirable destinations in Mexico’s real estate landscape. While many U.S. markets are currently experiencing a surplus of sellers and a shortage of buyers, we’re fortunate to see continued strength in local demand.

For sellers, it’s important to keep an eye on inventory levels within your price range. Although a 12-month supply has historically been typical for San Miguel, certain segments now show heightened competition—meaning your property may be one of many vying for attention.
