📈 Sales Overview Home resales in June surpassed the numbers recorded in the same month last year, though they fell slightly below this year’s monthly average. Despite this variation, we remain confident that 2025 will set a new benchmark for total resale volume, exceeding previous annual records.

📊 Inventory Accuracy The reported number of homes sold is accurate. However, current inventory figures reflect fewer properties than are actually available. This discrepancy stems from ongoing challenges associated with our MLS transition.

🛠️ MLS System Transition AMPI San Miguel recently migrated to a new MLS system. Unfortunately, the data transfer from the previous provider encountered significant issues, including:

• Duplicate property listings
• Incorrect pricing
• Reactivation of off-market properties
• Other inconsistencies impacting data integrity

Both the new MLS team and our internal staff are working diligently to resolve these problems. We are currently reviewing hundreds of property records manually to ensure accurate listings. We anticipate substantial improvements to the database by next month.

🌎 Market Outlook Amid global geopolitical developments—including those involving the U.S. and Mexico—San Miguel continues to draw strong interest from homebuyers. The city’s enduring appeal was underscored by its fourth consecutive recognition as Best City in the World by Travel + Leisure.

International Living also just named San Miguel “The World’s Best City for Expats Who Put Down Roots.”
