San Miguel Real Estate Market Update – January 2026

The number of resale home sales in San Miguel de Allende closed January 2026 up 8% compared to January 2025 while the dollar volume was up a little over 20%.   The average sales price was $649,316.

This is a good sign for the beginning of 2026 considering that 2025 was a record year.

In our Market Updates during 2026 we will compare each month’s sales to the same month’s sales a year earlier.  We believe this will improve your ability to track and understand the market as we go through both the busy and slow months.

Market Outlook Analysis
The Snowbird season seems to be off to a good start and based on higher‑than‑usual email activity; we anticipate that the San Miguel de Allende resale real estate market to remain robust.

We continue to see elevated inventory levels in some price ranges which will put downward pressure on the properties in those price ranges.  As a reminder, San Miguel is almost exclusively a cash market, which means that 12 to 18 months of inventory is typical.
