San Miguel Real Estate Market Update April 2025

Sales of resale homes in San Miguel de Allende continue to be strong. Compared to the end of April of 2024. We have seen 190 properties put under contract as of the end of April, compared to 136 at the end of April 2024. The total dollar volume has not had as a dramatic increase as the number of units sold but is still up over 3% compared to 2024.

Where’s the market going?

Currently we don’t see anything on the horizon that will change the current real estate market for the better or the worse. The tariff negotiations with the US seem to be going well but of course everyone still has their eyes on the volatility of the markets.
