How do property inspections in Mexico differ from those in the US or Canada?

Property inspections in San Miguel are a somewhat new part of the buying process. For many years properties were only sold in “as is” condition. Then Realtors begin recommending that an inspection be done to make sure that buyers weren’t unknowingly taking on any major problems.  

Today, inspections are common but are still not on par with the U.S. Although most inspectors will find major problems, they may not find every detail as a U.S.inspector would. A buyer can negotiate with a seller concerning defects in the house, but it is advisable to expect that only major issues will be addressed, while minor defects will likely need to be corrected by the buyer independently.

Inspectors here do not carry insurance, and it is unlikely they will offer any compensation for something they missed.   

The good news is that plumbing, electrical, and painting repairs can be completed at a fraction of the cost compared to in Canada or the US.
