Is financing available?

The Short Answer


Yes, but generally speaking, it’s not a good option because it complicates the process and is expensive. However, there are some alternative options that might be a possibility.

As a buyer, what costs should I expect?

The Short Answer

As a rule of thumb, we advise buyers to expect up to 6% of the purchase value for closing costs. Often, the costs end up only a little over 5%, but they can go as high as 6.5% for more expensive properties.

Do I have to be in San Miguel for closing?

The Short Answer

No. However, you will need to give someone a Power of Attorney (POA) so that they can sign on your behalf, in person, on closing day.


If you are a buyer, there are some occasions where someone can sign on your behalf as gestor oficioso with no POA required, but a seller always has to have a POA. 


A POA can be completed both within and outside of Mexico.

Are asking prices negotiable?

Yes, asking prices are always negotiable. 


A buyer usually offers below the asking price, but when there are competing offers, the buyer may offer above the asking price. 


Knowing a little about the current market can help you make a better offer.  


Realty San Miguel regularly publishes the current trends in our Market Update. In a booming market, the actual sold price may average just 2% - 3% below the asking price, while in slower times the actual sold price may average closer to 10% below the asking price.

Can you show me properties listed by other agencies?

Yes, any of the Realtors at Realty San Miguel can show you any property you may find on any other website. We are all active members of our Realtor association (AMPI).


In addition, Realty San Miguel has now integrated the MLS directly into our search engine. So if you're using our property search tool, all of the MLS listings, even listings belonging to other agencies, will show up in one convenient place.


We recommend that you meet and get to know one of our agents. They will show you properties that best fit your needs, vs. only showing you their own listings, or only Realty San Miguel’s listings. They have often seen many other listings, have a good idea which ones would suit your needs, and can give you an opinion on how well the property is priced.   




Are property taxes expensive?

No. The annual municipal taxes on property are very modest here in San Miguel de Allende. For median home values they amount to just a few hundred dollars a year. If you pay before the end of January there is a 15% discount. This tax is called the “predial” and the office that does the assessments is the Predial Office.

Do I need a permit or bank trust to purchase a property?

Every foreigner purchasing a property in Mexico needs an SRE permit. This permit comes from the Secretaria de Relaciones Exteriores.  


However, purchasing a property in San Miguel de Allende does not require that the property be held in a bank trust; you can hold the fee simple title.

History of Realty San Miguel

Founded by Philip Hardcastle in 2007, Realty San Miguel (RSM) has since become the largest independently owned real estate agency in San Miguel de Allende. As such, agents are able to customize the process and when necessary, pivot quickly to adapt to changes in the local environment without having to wait on "corporate" to ok our decisions.
