You have found your ideal home in San Miguel—every detail has been thought out to make it comfortable and beautiful for daily living, entertaining and enjoying all that San Miguel has to offer. A two year renovation has resulted in all new fireplaces, lighting, appliances and amenities of all kinds. Four bedrooms and two office areas plus an unbelievable amount of storage fulfills all your needs. The best part is your three flat blocks to the Jardin. But once you step off Insurgentes onto Loreto you are instantly in another world with peace and quiet.

You are about 100 steps from a pharmacy, paletas, a Mexican candy shop and a delicious Italian restaurant. But Loreto retains the quiet of a neighborhood. Access to food, goods, and flowers is a block away at the Mercado Artisanias and Ignacio Ramirez. A half-block to the South are the many shops and restaurants on the Plaza Civica and along Insurgentes.

You will be spoiled for comfortable spaces to hang out: there are countless areas to enjoy both indoors and out from morning coffee in the atrium to a nightcap on the casita roof with its spectacular view of three church spires just fifty yards away.

The front rooftop area offers chairs, barstools and a firepit to warm you as you revel in the amazing “full frontal” view of the Parroquia and Las Monjas. You have front row seats for breathtaking fireworks displays.

The house is currently set up with three full bedrooms with a concealed Murphy bed in the den. Each room boasts large closets, a full bath and adjacent outdoor areas. Each bathroom has a spacious walk-in shower. The front second floor bedroom also boasts a deep soaking tub.

Infrastructure was re-done in 2019 providing all modern comforts while maintaining the historic integrity of the home. All water is filtered and there is a pressure system. The kitchen has a faucet with reverse osmosis filtration. The large, new, water heater provides abundant hot water. The house is set up with both Megacable and Infinitum internet service and MESH units to maintain a consistent signal throughout the house.

The kitchen is fully stocked with everything you need to cook, bake, and entertain. New 6-burner stove, oven, refrigerator and dishwasher. Small appliances include a Ninja cooker, blender, tea kettle, coffee-maker, mixer, juicer…

The rooftop casita is its own private world: office area, built in kitchenette with Keurig, microwave, toaster, mini-fridge, dishes, utensils and storage.

We have really only scratched the surface of what this house has to offer. It is so far beyond “turn-key” that we want to propose a new term. As the only excluded items are some paintings and photographs, we want to call this house “toothbrush-ready” as in, just bring your toothbrush.
