This error can occur for a few different reasons: a property has had additional square meters added and the builder never completed the process, the addition was built without a permit, or the tax office never recorded the addition. In these cases, your tax receipt (predial) can show substantially fewer square meters of construction than what actually exists.
The problem comes when an appraiser is sent by the notario's office to confirm the measurements of your property before closing. If these measurements are not correctly reflected on your tax bill, the tax bill has to be corrected by an appraiser and can often delay closing.
If you have any doubts about whether the number of square meters of construction is accurately represented on your tax bill, talk to your agent, so that if necessary, this measurement can be corrected as soon as possible.
