ALBORADA SAN MIGUEL

When Gabriel and I were asked by the developers to talk to them about promoting Alborada San Miguel we were skeptical. We assumed that it was just another typical development with wall-to-wall houses, a few amenities, and little to make it stand out from the competition. I guess after years of being approached to promote nondescript developments we had become somewhat jaded. Little did we know how surprised we would be......

When Gabriel and I were asked by the developers to talk to them about promoting Alborada San Miguel we were skeptical. We assumed that it was just another typical development with wall-to-wall houses, a few amenities, and little to make it stand out from the competition. I guess after years of being approached to promote nondescript developments we had become somewhat jaded. Little did we know how surprised we would be.

Reviewing the plans and renderings perked us up as we realized that these were actually free-standing homes on generous size lots and with what appeared to be nice finishes and a lot of amenities for such a small development. Plus the pre-sale prices seemed very aggressive for all that the developers were offering. We could see that when completely built-out the development could be very nice, but we were still had our doubts and wanted to see it for ourselves.

Since all of the streets, utility infrastructure, and property walls are already complete it is easy to see the appeal immediately upon arriving. Construction has already begun on the main entry gates, the clubhouse, and a few homes are not far from completion.

As a builder, I was impressed with both the designs and the quality of construction.

The site itself is just five minutes from Ventanas Club de Golf in what is called the Golden Corridor on the road to Atotonilco - before La Burger and the other restaurants in the area. When finished, there will be only 53 homes, a lot of green spaces, ample amenities, and all of the services a non-full-time resident would want.

Personally, I think Alborada San Miguel is a great product - the homes, the development, the amenities and services, the location, and not to mention we like the developers. It is one of the few development projects that I have seen in San Miguel de Allende that is 100% debt-free. The developers have put up their own money for the land, the substantial infrastructure costs, including the streets, underground utilities, the clubhouse, pool, and security and access control, and have no lien against the property. Of course with the pricing can be so low because they are structuring the payment terms to be able to use your money to build your home versus taking on debt.
