This house was built with natural light in mind so all of the rooms have ample windows and overlook the jardin. Much of the furniture was custom built to be sized appropriately for each room. If you are looking for a home within walking distance to Centro, San Miguel de Allende, consider this home which also offers rental income potential.
This newer home was designed by the builder who thought that he would live here for many years. Although life changes and he needs to sell the home, the attention to the thought and details he built into the house will now be yours to enjoy.
In the main house, the kitchen is large enough for two people to work without stepping on each other and equipped with ample drawers and cabinets and finished with granite counter tops, The dining room is large enough for a generous round table which will seat 8. The pantry and laundry, which only part is shown in the photos, is just a few steps away from the kitchen.
The living room is intimate and also has a pleasant view to the jardin. There is also a custom desk area which also faces the jardin and which was built to be "hidden" when entertaining, but very functional when you need to work. The custom desk is almost eight feet long. In addition to the sitting area with a lap drawer, it also is equipped with two large file drawers, a hidden area for a printer with a folding top and more general use drawers and a library.
Additionally on the ground floor of the main house there is a powder room with toilet and sink. And the laundry and walk-in pantry is generous and provides lots of storage.
Upstairs in the main house are two bedroom suites, each with a walk-in closets... well. The master bedroom is the larger bedroom and has a sitting area with a love seat. The master closet is generous in size with with 8 large cabinet quality drawers and open shelving above. There is shelving for shoes which will accommodate around 50 pairs of shoes and about 15 feet of clothes rods with shelving above.
The master bath is also generous in size and in addition to general storage cabinets with doors, it was built with a his and hers set of very functional drawers (8 total) and ample counter top space. The shower is also generous in size but was designed to hold in the heat on those cold day. All of the three showers in the house are equipped with frame-less tempered glass doors.
The second bedroom suite is smaller in size than the master but very functional. Again the bathroom has ample counter top space, storage and his and hers drawers.
The rooftop terrace, which has not yet been equipped with furniture or plants, has nice views to the mountains south of the city and of the sunset. There is a covered area which was designed to accommodate an outdoor living area.
The jardin area has both ample planting beds, an area currently dedicated to only succulents and granite paver stones. There are separate gas tanks for the main house and the casita which are located in a closet in the jardin, so that the guys who fill up the tanks don't have to go through the house to the roof (normally where gas tanks are installed).
Additionally on the ground floor on the other side of the jardin is a large (for San Miguel) two car garage with automatic doors. The garage was designed with the idea of being able to use it as a workshop, so it has good lighting, high ceilings, lots of built in closets and storage areas and is plumbed and prepped for a half bath. It also has a 220 volt electric meter.
Above the garage is the casita, office, studio or flex room. It was designed as a large open space with a full size bath, kitchenette, its own laundry connection for a stack washer and dryer, oven and refrigerator and closet. The builder had a large piece of movable furniture made that can separate the bed area from a living and dining area, if the casita is being used as an apartment. But if used as a studio or office, this furniture can be placed against the wall to provide large open areas.
The casita has its own electric meter and gas tank if one desired to rent it.
